Landlord Compliance
As a landlord there is an extensive list of requirements in relation to managing a property and tenancy. The original concept of House Tag was a solution to enable landlords to evidence compliance of property-specific requirements such as Electrical Safety, Gas Safety and EPC certificates. More detail about these area of compliance are detailed below.
More detail on House Tag can be found on the solutions page but through its implementation landlords benefit from a cloud serviced, document storage application that serves legally required documents immediately (upon approval) to home-users, with a full audit trail to evidence compliance.

House Tag is different to traditional “tenant portals”, it is property-specific rather than linked to a tenancy. This means when a home-user moves on the documents stay with the property, eliminating additional administration, whilst remaining available to potential or future tenants.
Electrical Safety

Ensure electrical installations are inspected and tested at least every 5 years.

Obtain an Electrical Installation Condition Report (EICR) from a qualified electrician.

Provide a copy of the EICR to:

Existing tenants within 28 days.

New tenants before tenancy begins.

Local authority upon request within 7 days.

Complete any remedial work within 28 days of the report.

Gas Safety
- Arrange annual gas safety checks by a Gas Safe registered engineer.
- Provide tenants with a valid Gas Safety Certificate:
- Before move-in.
- Within 28 days of each annual check.
- Maintain all gas appliances, pipework, and flues in safe condition.

Energy Performance Certificate (EPC)
- Ensure the property has a valid EPC rated E or above.
- Provide the EPC to tenants before tenancy begins.
- Make energy efficiency improvements if the rating is F or G, unless an exemption is registered.
- Spend up to £3,500 (incl. VAT) on improvements if necessary.
