HouseTag - Frequently Asked Questions
Whilst the primary function of HouseTag is ensuring landlords/housing associations can evidence compliance there are several other use cases that can benefit landlords / housing associations, contractors and home users, subject to viewing rights issued by the tag owner:
- Mandatory certificates – Gas Safety / EICR / EPC.
- Other certificates – such as Fire Alarms, Intruder Alarms etc.
- Manuals – relating to products and appliances installed at the property.
- Proof of works – documents to evidence Electrical Minor Works, Building Control Certificates etc.
- Reports – reports on incidences at the property such as asbestos, pest control etc.
- Other documents – could include Floor Plans, Wiring Diagrams, Contact Information, Warranty Information etc.
There is no additional charge for additional data held, one small subscription covers the entire property.
The original concept for HouseTag was to provide landlords / house associations with a cost effective, fully auditable solution to evidence compliance of delivering mandatory certificates and documents to home-users.
However, development driven by customer feedback and potential clients “could we…” has enabled the solution to transcend into other verticals, including:
- New homes – a tailor-made 10-year subscription covering the period of the NHBC. The developer subscribes the home to HouseTag for the full period, all initial documents, certificates, and manuals can be uploaded. Throughout the period the homeowner can continue to use HouseTag, and update documents as required. With the concept of “Homes are Static, people are Mobile” underpinning HouseTag if a homeowner sells up the property information remains available for the new occupiers. At the end of the subscription the current occupier can take over ownership of the tag subscription.
- Holiday lets / Air BnB – scanning the HouseTag can display information important to the renter, from peace of mind safety documents to contact information, things to do guides, even takeaway menus.
- Private homes – future development of the solution could see the benefits of HouseTag being implemented into private residential homes.
HouseTag as a platform holds no personal details about the home-users with a property, keeping it outside the scope of GDPR. If certificates have been completed with home-user details the landlord can, from within the HouseTag portal anonymise those documents before selecting them as active.
One of the benefits for home-users of HouseTag compared with a landlord / housing association portal is the simplicity of use. By using an internet enabled device with a camera such as a smartphone or tablet (the 2021 census reported that over 93% of UK households had this technology) the tag can be scanned, a simple verification check of the property postcode and you are in.
If nobody within the property has a compatible device it is anticipated a friend, neighbour or carer would be able to assist due to the information held within the tag being property related and not personal to the home-user.
The tag itself is a unique label containing a QR code which, when scanned links to your property record on the HouseTag portal. It is on this portal where all the documents are stored. The tag has not electromagnetic field or need any power it is simply an adhesive label that requires zero maintenance.
Installation of the tag is recommended on the consumer unit within the property. With the consumer unit being common to every property gives contractors a single location to find the tag for any documents they require or update records. More than one tag can be linked to a property if additional locations are required such as in a key or fire safe.
There are different pricing models for HouseTag to suit different use-case scenarios and property portfolio size. On most pricing models there is a small one-off charge for the tag and then a modest monthly or annual subscription cost which covers the infrastructure and service of the solution.
The tag is usually installed on routine visits by your contractors which allows all properties to be tagged within a 12-month period. HouseTag also offer a service to install and link tags, should a quicker turnaround be required.

There is no limit to the quantity of documents uploaded against a property. Documents can be uploaded individually or get in touch with our support team for bulk import options.
For a contractor to link tags to properties and upload documents they will need to be a registered user on HouseTag. Our Contractor Essentials account gives free access to perform basic tasks.
