Why House Tag?

House Tag was developed as a cost-effective, easy-to-use solution for local authorities and housing associations to use as a tool to deliver mandatory documents to their home-users. Through user feedback the solution continues to evolve, with new features being added that give additional benefits to all users, from landlords and their contractors, through to the home-users.

Landlords must ensure mandatory documents relating to Gas Safety (Landlord Gas Safety Record – LGSR) and Electrical Safety (Electrical Installation Condition Report – EICR) are sent to the home-user within 28 days of the inspection and test being carried out. Through House Tag landlords can evidence compliance in availability of documents with ease; no more posting, emailing, or uploading to complicated tenant portals.

In addition to mandatory documents there are upload options included within the standard subscription that facilitate multiple types of document to be added, all with user privileges so the property owner may decide which documents are available to different user groups.

How does House Tag work?

House Tag combines a stable and secure document storage portal with an easy-to-use, hardware agnostic tag installed within a property. This combination offers the ability for landlords to store all documents and certificates relating to a property in one central, cloud based repository, whilst home-users can access information relating to their home on any internet enabled device with a camera (such as a smart phone or tablet) without the requirement to login to a complicated user portal. The solution is available 24/7, giving the home-user access to their documents at the Point-of-Need.

The Tag

In the property a discreet, credit card size tag is installed on the consumer unit. The tag contains a unique QR code code which, once linked, contains any property related documents, certificates or manuals that have been approved by the landlord.

To view documents the home-user simply opens the camera app on their device, points this camera to the QR code and then follows the on screen instructions to validate their request. Upon successful verification any approved documents (*the latest, valid documents) will be available to view or download.

If the tag is scanned by a registered House Tag user such as a contractor, additional documents can be available such as archived certificates, wiring diagrams, device manuals. These will help ensure the contractor can quickly and efficiently complete their task at the property.

The Portal

The portal is a cloud-based web app accessible through any internet browser. Access to the portal requires a House Tag registered user account, these are restricted to organisations that own the properties and contractors with a Contractor Pro account.  

Within the portal users can manage and maintain all properties within the portfolio to upload and approve documents related to the property. Unlike other solutions House Tag does not limit the number of documents maintained and will never automatically delete documents without the property owners permission. This means all archive information remains available for archive and audit purposes.

As a contractor, if you work with multiple landlords you benefit from a single login that accesses all properties shared with your organisation.

 

House Tag is different to traditional “tenant portals”, it is property-specific rather than linked to a tenancy. This means when a home-user moves on the documents stay with the property, eliminating additional administration, whilst remaining available to potential or future tenants. In addition, House Tag is accessible by every home-user not just the primary tenant connected to a traditional tenant portal.
